LVT Fitter in South Woodham Ferrers CM3 — What Your Floors Actually Need Before I Arrive

South Woodham Ferrers is a planned new town, built out from the mid-1970s onwards, which means most homes in CM3 share a useful trait: poured concrete slab floors at ground level. That's generally excellent news for LVT. Concrete is stable, it doesn't move with the seasons the way suspended timber does, and it takes adhesive-fixed luxury vinyl tile beautifully — when it's properly prepared first.
If you're looking for a reliable LVT fitter in South Woodham Ferrers, I'm Graham Holmes. I've been fitting floors in Essex since 1982, and I work all over this area — town centre, the Hamford and Brenthall estates, and out to the surrounding villages. These are my local roads.
Why LVT Suits South Woodham Ferrers Homes
The housing stock matters more than most people realise when you're choosing a floor. The town's 1980s and 1990s estates — built to a masterplan rather than thrown up piecemeal — have a few things in common that make LVT a natural fit:
- Concrete ground floors with decent damp-proof membranes. LVT handles residual moisture from concrete far better than solid wood or most laminates.
- Relatively level slabs. A light grind or a skim of self-levelling compound and you're ready to lay.
- Good room proportions. Open-plan kitchen-diners suit the longer plank lengths that would look awkward in a narrow Victorian hall.
- Warmth underfoot. Unlike ceramic or stone, LVT doesn't feel like a mortuary slab from November to March.
The technology has moved on, too. A quality rigid-core LVT plank now has a wear layer thick enough to survive dogs, children, and the foot traffic a busy hallway sees. The wood-effect prints are convincing enough to make you look twice. That said, "it usually works" isn't a fitting specification. Let me walk you through how a job actually runs.
The Fitting Process — Step by Step
Survey first
Before I price anything, I look at the subfloor. Most homes here are straightforward, but some older areas near the town centre have had extensions added over the years, and those additions sometimes sit on a different vintage of concrete — or, occasionally, a floating screed that's cracked. I check it. The five minutes that takes saves everyone a nasty surprise halfway through.
Strip-out
Existing floor covering comes up first — old vinyl sheet, ceramic tiles, carpet and gripper rods. All of it, clean. Lumps and adhesive ridges left behind will telegraph through an LVT plank within weeks.
Levelling
Modern rigid-core LVT tolerates about 3mm deviation over 1.8m. Beyond that, I'm either grinding down high spots or floating over low ones with self-levelling compound. For most concrete slabs around here, this is a quick job.
Adhesive-fixed or floating?
Floating click-lock LVT is faster to lay and easier to replace if one plank gets damaged later. Adhesive-fixed gives a quieter, more solid result — no hollow tap when you walk across it. On concrete ground floors, I'll usually recommend adhesive-fixed for living rooms and kitchens.
Setting out the room
The direction planks run changes how a room feels. I'll generally run them away from the main window so light doesn't catch the joints. I set out so the cuts at both ends are roughly equal — nothing looks worse than a full plank at one end and a 40mm sliver at the other.
The detail work
Radiator pipes, door architraves, hearths, bay window nooks — this is where the real skill sits. A profile gauge, a sharp jigsaw, and forty-odd years of doing it means the result looks right, not just technically correct.
Finishing
Skirting boards go back on or new quad beading covers the expansion gap. I leave the room clean and ready to use.
Property Types Around Here
South Woodham Ferrers is mostly predictable, but there are variations worth knowing:
1980s–1990s estate houses: Solid concrete slab, usually excellent. Occasionally a floating screed that's developed hairline cracks after thirty years — those need addressing first, but it's not a major job.
Older cottages and pre-war properties near Woodham Ferrers Road: More likely to have suspended timber ground floors. LVT over timber needs a plywood deck first, and I'll tell you this before you commit.
Newer builds (post-2005): Generally in very good condition. Prep is usually minimal.
I cover the whole area — over towards Woodham Ferrers, down to Bicknacre, across to Rettendon, and if you're further out check the Essex coverage page. Chelmsford is twenty minutes away and I'm there regularly; same with Cold Norton and the villages on the Maldon side.

Frequently Asked Questions
Can LVT go over my existing ceramic tiles?
Sometimes, yes. If the tiles are fully adhered, in good condition, and the door thresholds allow for the added height, I'll consider it. If any tiles sound hollow when tapped, they're coming up first — loose tiles create a rocking problem that gets worse, not better, once LVT is on top.
My house has underfloor heating. Can I still have LVT?
Most modern rigid-core LVT is rated for use over underfloor heating. The surface temperature must stay within the manufacturer's spec — typically no more than 27°C. Adhesive-fixed LVT generally copes with underfloor heating better than floating systems.
How long does it take?
A 20–25 sq m (roughly 215–270 sq ft) living room is usually a full day's work including strip-out and prep. A kitchen takes longer because of the tighter cuts around units and the higher standard of subfloor prep the room needs.
Do I need to be out of the house?
No, though a clear room helps. I work quietly and don't leave mess.
How do I get a quote?
WhatsApp me. Tell me the property type, the existing floor covering, and a rough room size. I'll come back with a sensible timescale.
