Engineered wood is the floor Essex homeowners keep coming back to. It looks like real timber, behaves better than solid wood in our damp county, and when it's fitted right it lasts twenty years or more. When it's fitted wrong — and I see this every few months — it's cupping, creaking, or lifting within a season.

I'm Graham Holmes. I've been fitting floors across Essex since 1982. Chelmsford makes up a good chunk of my work: Victorian terraces in the old town, new builds along the river, extensions on the big houses out toward Danbury. Engineered wood suits them all. What differs is how you fit it.

Why Chelmsford Homes Suit Engineered Wood

Solid timber moves with moisture. Essex has its share of both — warm summers, damp winters — and most houses aren't equipped to keep relative humidity rock-steady. Engineered boards, with their cross-ply core, handle that movement far better than solid. That's not marketing copy; it's physics.

Most Chelmsford homes also have underfloor heating these days, at least in extensions and new builds. Solid wood and underfloor heating are a complicated pairing. Engineered boards rated for UFH are designed for it: they're stable enough that the thermal cycling doesn't split or buckle them. Victorian originals on suspended timber subfloors need a different approach — more on that below.

What the Fitting Process Actually Involves

This is where homeowners are often surprised. They think you turn up and start nailing. The reality is preparation takes longer than the laying.

Subfloor assessment first. Before anything comes off the van, I check what we're working with. Concrete needs to be below 75% relative humidity (RH) — measured with a proper hygrometer, not a glance. Timber subfloors need to be flat to within 3mm over 1.8m (roughly 6ft) and structurally sound.

Acclimatisation. The boards go into the room they're being fitted in — not the garage, not stacked in the hall — for at least 48 hours. In a Chelmsford new build sitting empty through winter, I'll leave it 72 hours. Rushing this is how you end up with gaps in summer or squeezed boards in January.

Layout planning. In a hallway, boards run lengthwise. In an open-plan room, you pick a direction that flows between spaces. Boards less than about 50mm (2in) wide at either wall look odd and can lift — so you start from the right point to avoid this.

The laying itself. Depending on board thickness and subfloor type, I'm either floating (on underlay), gluing, or secret-nailing into timber. Thicker boards — 18mm and up — almost always get glued or nailed for best stability. I don't mix methods halfway through a room.

Finishing details. Skirting boards come off before laying and go back after, properly re-pinned and filled. Threshold strips are fitted neatly at doorways. Radiator pipes get carefully scribed around — no roughly hacked holes.

Choosing the Right Boards

Not all engineered boards are the same. Here's what actually matters:

  • Wear layer thickness. Anything under 3mm and you can't sand it if it gets scuffed. Go for 4mm minimum; 6mm if you want to sand and refinish properly down the line.
  • Overall board thickness. Thicker boards (15mm+) feel more solid underfoot and are easier to nail or glue.
  • Species and grade. Oak is the workhorse. Rustic grade has more knots and character; Prime is cleaner. Neither is wrong — it's taste.
  • Board width. Wider boards (180mm+) look luxurious in a big open-plan space. They're also harder to get flat — subfloor prep matters more.

Common Problems I See (and How to Avoid Them)

Cupping. The middle of each board rises so it looks like a canoe bottom. Almost always moisture coming up from below — either no DPM on a concrete floor, or subfloor RH not checked. The fix is expensive.

Creaking after six months. Usually the subfloor was uneven and the glue bridge is holding the board away from the floor in places. You prevent it by getting the subfloor flat before laying. See also: how to prep a subfloor — most of the same principles apply.

Gaps in summer. Boards fitted damp swell in spring, then shrink when the heating goes off. Over-expansion forces boards to compress; they can't expand back. This one's mostly about acclimatisation time being skipped.

How long does engineered wood floor fitting take in an average Chelmsford home?

A typical room — say 20 sq m (about 215 sq ft) — takes a full day once the subfloor's right. Add a day for prep if the floor needs levelling. I always allow at least 48 hours for board acclimatisation before I start laying.

Can engineered wood be fitted over underfloor heating in a Chelmsford new build?

Yes, provided the boards are rated for UFH — most decent ones are. The heating needs to be commissioned correctly: brought up slowly before fitting, then back down during laying. I've done plenty of these; it's not complicated if you follow the steps.

Do I need to take up my skirting boards first?

I take them off as part of the job and re-fit them afterwards. It gives a cleaner finish than fitting with skirting in place and trying to push an expansion strip under it.

How do I know if my subfloor needs levelling before engineered wood goes down?

Run a 1.8m (6ft) straightedge across it. Any gap bigger than 3mm and it needs levelling compound — or on timber, screwing down and planing. I check this on every job as a matter of course.

Can engineered wood be sanded and refinished if it gets damaged?

Depends on the wear layer. A 3mm veneer gets you one light sand at most. A 6mm veneer can be properly sanded and re-oiled two or three times over the board's life. Worth checking before you buy.
