Laminate Flooring Cost in Chelmsford: What You're Actually Paying For

Laminate flooring is one of those things where people ring me asking "how much does it cost?" and I always say the same thing: it depends. That's not a dodge — it genuinely does. The real cost has three parts, and most quotes you'll see online only mention two of them.

The Three Costs Everyone Should Budget For

When people budget for laminate, they usually think of the boards and forget the fitting. Or they think of fitting and forget the prep. Here's what actually makes up the total:

1. The boards themselves
2. The fitting labour
3. Subfloor preparation (often the surprise one)

Get all three in your quote and you've got a real number. Miss any one and you'll be in for a shock halfway through the job.

Board Costs: What Does Laminate Actually Cost?

Laminate boards in the UK range from around £8 per square metre at the budget end up to £40+ for premium 12mm AC5 boards with bevelled edges and a convincing wood grain. Most decent-quality boards for a Chelmsford living room or hallway sit in the £15–£25 per metre range.

The grades that matter:

• AC3 — fine for bedrooms and light domestic use
• AC4 — living rooms, hallways, anywhere the family actually lives
• AC5 — commercial-grade durability; good for high-traffic homes, rentals, and anyone with dogs

Thicker boards (10–12mm versus 8mm) feel better underfoot and handle minor subfloor imperfections more gracefully. That extra couple of millimetres is usually worth paying for. A thin board on a slightly uneven subfloor will creak. I've been fitting floors since 1982 — thin boards on bad subfloors account for a good chunk of the "my laminate sounds like a ship in a storm" calls I get.

Subfloor Prep: The Hidden Cost That Catches People Out

This is the one most online quotes ignore — because it's impossible to price accurately until you lift the old floor and see what's underneath.

If your subfloor needs:

• Minor levelling (filling dips or grinding down high spots) — a couple of hours of extra labour
• Full self-levelling compound — material cost plus time; this can add a meaningful amount to the job depending on the area and depth
• Replacement of rotten or damaged boards — priced per board or per section

• Concrete subfloors that are slightly uneven — LVT is more forgiving
• Anywhere you want a truly waterproof floor
